
Biography
BEATRIZ AZCUY is co-managing partner of Sidley’s Miami office, and global co-leader of the Real Estate group in Miami. She has 30 years of experience advising and representing financial institutions, investment banks, private equity funds, and other institutional clients in a broad range of commercial real estate transactions. These transactions involve multi-family, mixed-use condominium, retail, infrastructure, energy, industrial, sports and entertainment facilities, and hospitality properties across the United States and Latin America. Her practice also includes the sale, acquisition, development, management, and leasing of various types of commercial real estate properties along with focusing on complex real estate and capital market financings, including senior and subordinate debt structures, construction lending, portfolio acquisitions, syndications, mezzanine loans, participations, and equity investments. In addition, Beatriz advises companies in Chapter 11 and corporate transactions involving real estate assets.
In 2024, Beatriz was named to Forbes’ inaugural “America’s Top 200 Lawyers” list, which spotlights the finest practitioners in the legal profession. She was honored by the Women in Business Law Americas as the “Real Estate Lawyer of the Year” (2024). She also has been selected to GlobeSt.’s “Women of Influence” 2024 list in the “CRE Legal Counsel” category. Beatriz was honored by Daily Business Review’s Florida Legal Awards as a “Distinguished Leader” (2024) and a “Best Mentor” (2023). Beatriz also was recognized on the 2024 “Influential Business Women” list by South Florida Business Journal. She was named a Florida Trend “Legal Elite Notable Managing Partner” (2023). Beatriz was recognized by Latino Leaders Magazine as a “Top Latino Lawyer” (2022–2025) and was named to Kayo Conference Series’ “Top 23 in ’23: Women in Multi-Family Investing” (2023). Beatriz received “Top Dealmaker of the Year” for Real Estate Finance by the Daily Business Review in 2011 for her work on restructuring the US$2.7 billion Beacon Capital Partners loan. At the time, the loan was one of the largest commercial real estate loans ever securitized to date. In 2010, she was recommended as a “Best Lawyer” by Best Lawyers in America for Real Estate Law in Miami and recommended by Legal 500 for Real Estate.

Restructuring Transactions—Company Representations
- CEC Entertainment Inc., an American franchisee company with iconic brands Chuck E. Cheese and Peter Piper Pizza with locations across 47 states and 16 foreign countries and territories, in their Chapter 11 cases and negotiation for the majority of its locations.
- Jewelry and goods retailer with more than 4,000 owned and franchised locations globally in its lease negotiations with respect to all of its stores throughout the United States.
- One of the nation’s largest restaurant franchisees with over 1,600 restaurants across multiple iconic brands in its 363 sale of all of its assets in connection with its Chapter 11 cases.
- Iconic food retailer which operates locations across multiple states and employs over 3,000 employees in the sale of its assets, including all of its stores, through a series of 363 sales.
- Grocery store operator and its direct and indirect subsidiaries in the sale of their stores and distribution centers as part of their Chapter 11 cases.
- One of the nation’s largest grocery cooperatives in its 363 sale of 20 stores.
Corporate Transactions
- A fund managed by Macquarie Asset Management in its agreement to acquire a 40% equity interest in Diamond Infrastructure Solutions (Diamond) from Dow Inc. for approximately US$2.4 billion. Diamond provides specialist infrastructure services to Dow and other industrial customers at five Dow manufacturing sites in Texas and Louisiana.
- Brand Velocity Group in its acquisition of SCORE® Sports.
- Operator of more than 150 convenience market stores predominantly in New York and New Jersey, in its US$645 million sale of the company.
- Blackstone in the acquisition of Concert Golf Partners, a boutique operator of private golf and country clubs.
- One of the nation’s largest independent food service distributors in the sale of substantially all of its assets to a temperature-controlled logistics company.
